A luxury property has hit the Argentine real estate market: a duplex penthouse in the Harbour Tower in Puerto Madero, priced at USD 21 million. With 674 m², a heated pool, six parking spaces and direct helipad access, it becomes the most expensive residence in the country.

A Landmark in the Luxury Real Estate Market

The penthouse at Harbour Tower, located in Dique 1 of Puerto Madero, has been listed for USD 21 million, making it the most expensive residential property currently offered in Argentina, according to reports from Infobae, La Nación and iProfesional. This exclusive unit occupies the 52nd and 53rd floors of the tower designed by architect Carlos Ott, and is developed by GNV Group within the Distrito Madero Harbour.

The property is delivered finished, equipped, furnished and decorated by Estudio Piana, and was conceived as 'an extraordinary residential experience', according to Alejandro Ginevra, president and founder of GNV Group.

Two-Level Layout

  • Floor 52 (lower): private lobby, security anteroom, a 160 m² reception with a 8-meter double height, living room, dining room, bar, wine cellar, guest toilet, two en-suite bedrooms with walk-in closets, service quarters, kitchen with grill and daily dining area.
  • Floor 53 (upper): a 120 m² master suite with two bathrooms and two independent walk-in closets, a covered and heated pool with views of the city and the Río de la Plata, a wellness area with gym, treatment room and sauna, a media room and a private study.

Parking and Helipad

The property includes 149 m² dedicated to parking and private services, with an enclosed garage for two vehicles, space for motorcycles or bicycles, a toilet and an office for drivers, plus four additional parking spaces in the basement. In total, capacity for six vehicles.

From the parking area there is direct access to the helipad of Distrito Madero Harbour, an exclusive feature that reinforces the privacy and convenience of the residence.

Harbour Tower: An Icon of Puerto Madero

The tower has 53 floors and 194 meters in height, with 217 residences and more than 1,800 m² of amenities: gym, spa, pools, coworking, private wine cellars, barbecue area, Hi-Tech microcinema and event spaces. Its fully glazed facade required about 21,000 m² of carpentry and a two-year execution process.

Carlos Ott, author of the Opéra Bastille in Paris, aimed for the building to have a recognizable silhouette in the Buenos Aires skyline, with different floor plans, multiple corners and floor-to-ceiling windows. The project exceeds 52,000 m² built and has been almost entirely sold, mostly to Argentine investors.

The Luxury Market in Puerto Madero

Puerto Madero is the most expensive neighborhood in Buenos Aires, with an average value of USD 6,122/m² according to the Zonaprop Index of July 2026, surpassing the city average (USD 2,471/m²) by 148%. It is followed by Palermo (USD 3,431/m²) and Núñez (USD 3,387/m²).

The penthouse price equates to more than USD 31,000 per m² (considering only the 674 m² residential area), far above the usual values in the neighborhood, where a new two-room apartment averages USD 7,190/m² according to official data from the first quarter of 2026.

According to iProfesional, in the highest floors of premium towers, values of USD 10,000 to 12,000 per m² are detected, but this penthouse pushes the boundary much further, competing for exclusivity rather than price per square meter.

The Story Behind the Development

The Ginevra family bought the Madero Harbour land from the State in 1992, when the area was 'a single plot, without services', as Alejandro Ginevra recalled. After his father's death, the family reorganized their businesses and sold part of the land to finance the project, which today spans about eight hectares with residences, offices, shops, gastronomy, parking and a helipad.

GNV Group has a track record linked to shopping centers (Alto Palermo, Patio Bullrich, Galerías Pacífico, among others) and currently also develops projects in Uruguay. The penthouse, dubbed 'the jewel' of Ginevra International Realty, is unique in Buenos Aires and one of the few of its kind in Latin America.

Delivery is scheduled for early 2027, as Ginevra anticipated during a tour with journalists on August 13, 2026.
