The Return of the UVA Mortgage in Argentina

Sources indicate that the dream of homeownership is gaining momentum again in Argentina. For a foreigner looking to understand the local market, it is crucial to know that real estate transactions here are typically quoted in US Dollars (USD), while mortgages are paid in Argentine Pesos (ARS). After a challenging 2025, UVA mortgage loans show a steady recovery. According to data from the Central Bank (BCRA), in June 2026, USD 150 million were disbursed, equivalent to approximately 1,850 loans nationwide, marking the best figure since March.

To understand these loans, it is key to know that the UVA (Unidad de Valor Adquisitivo) is a measurement unit that updates according to inflation through the CER (Reference Stabilization Coefficient). This means the owed capital and monthly installments adjust monthly, a system that is now more predictable thanks to the recent deceleration of local inflation.

Case Study: Banco Nacion

To understand how much you need to earn, we analyze a simulation from Banco Nacion for the purchase of a property valued at USD 100,000. At an official exchange rate of $1,505 ARS per dollar, the total property value is $150,500,000 ARS.
